Open Houses in new jersey by top real estate agent amy roth – call 732-735-0535

Dinosaur Cookies on display at Open House
Open ?Houses in ?New Jersey

It is time for a blog about open houses in New Jersey. Open houses (Opens) are a great way for people to learn about a neighborhood, even if they are not ready to buy.

I usually have cookies and encourage you to take time at my open houses in New Jersey, sit a spell and really check out a home. I love where I live and sell homes. I’m always happy to suggest why you should look and what is great about the area. Open houses are also for buyers who are sent by their agent. Sign–in using your real name and put your agents name. I do not have you sign in to harass you with sales calls. I will only call you if you ask me to. The sheet is merely a record of who took a twirl.

Yes the neighbors are welcome to look. I have no issue with that because on occasion they have a buyer/relative/friend/co-worker who would like to live here too. This is a great scenario because they are choosing their own neighbor.

Occasionally I will have another agent from my office help at my open if we expect a volume of people or there is a pool/pond for safety. Sometimes we help each other out with an open if more than one listing hits the market at the same time. There are 52 weeks in a year. Consider that if you hire the #1 person who has their name on every sign or more listings than weeks in the year that they will not be the one at your open house.

Many agents/offices use new agents to work their opens. When you are looking to hire an agent ask if they will be working your open house. Mortgage reps may also attend. This is really helpful to a new buyer as they can answer many questions about the process. If I do not have an open, I will look at inventory on open house day to preview for buyers I may have.

There is another option for open houses in New Jersey. Agents host what’s called broker opens. These are opens for other agents during the week to see new inventory after they hit the market. This is another way for local agents to consider who they have looking that might be a good fit for your home. Agents will provide a light lunch and we get to catch up on all the latest real estate news.

USDA Home Loans in NJ: Who Qualifies, Income Limits & How to Apply (2026)

Quick answer: Yes, USDA home loans are available in New Jersey, including in parts of Hunterdon County. A USDA Guaranteed Loan lets eligible buyers purchase a home in a USDA-eligible area with no down payment, as long as their household income is at or below the program limit and the home will be their primary residence. Eligibility depends on the specific address, so always check the property first.

I get asked about USDA loans all the time, usually after a buyer finds out a house they love is “USDA eligible.” Here’s how the program works, who qualifies and how to check a home in Hunterdon County.

What is a USDA home loan?

The USDA Single Family Housing Guaranteed Loan Program is run by USDA Rural Development. You don’t borrow from the government. You borrow from an approved private lender, and USDA guarantees 90% of the loan. That guarantee is what lets lenders offer 100% financing to buyers who qualify.

  • No down payment. Financing can be up to 100% of the appraised value.
  • 30-year fixed rate. Lenders set the rate, so it pays to compare.
  • Primary residence only. Not for second homes or investment properties.
  • Some closing costs can be financed when the appraisal supports it.

Who qualifies for a USDA loan in NJ?

Three things have to line up: the buyer, the household income and the property.

  • Household income can’t exceed 115% of the area median income. In the Middlesex–Somerset–Hunterdon area, recently published limits are about $152,100 for a household of 1–4 people and about $200,800 for 5–8 people. Limits are updated periodically, so confirm current numbers with your lender or USDA’s income tool.
  • Credit: USDA doesn’t set a minimum credit score, but lenders look for a history of managing debt, and many lenders have their own minimums.
  • Debt ratios: The standard guideline is about 29% of income for housing and 41% for total debt, with some flexibility for strong files.
  • Residency: Applicants must be U.S. citizens, U.S. non-citizen nationals or qualified aliens, and must live in the home.

Which areas in Hunterdon County are USDA eligible?

USDA eligibility is based on the property’s location, not the town name. Parts of Hunterdon County are eligible and parts aren’t, and the map changes over time. Nearby, parts of Warren County are also eligible, and all of Sussex County currently qualifies.

The only reliable way to know is to check the exact address on USDA’s property eligibility map. When I list or show a home, I check it for you.

What does a USDA loan cost?

Instead of private mortgage insurance, USDA loans have two guarantee fees:

  • Upfront fee: currently 1% of the loan amount, which can usually be rolled into the loan.
  • Annual fee: currently 0.35% of the balance, paid monthly as part of your payment.

Those are often lower than mortgage insurance on other low-down-payment loans, which is part of why the program is so popular.

How do you get a USDA loan?

  1. Talk to a USDA-approved lender and get pre-approved. Ask specifically about USDA Guaranteed loans.
  2. Check the property address on the USDA eligibility map before you fall in love.
  3. Make your offer. USDA loans close like other mortgages, with an appraisal and the lender’s underwriting, plus USDA’s review.
  4. Close and move in. The home must be your primary residence.

Is a USDA loan right for you?

For a lot of buyers who are renting today and have steady income but haven’t saved a big down payment, a USDA loan can be the difference between renting and owning. One of my listings sold to buyers who used exactly this program, and it’s how they bought their first home.

If you’re curious whether a home you’ve seen is eligible, or want an introduction to a lender who does USDA loans, call or text me at 732-735-0535.

Frequently asked questions

Are USDA loans available in New Jersey?

Yes. USDA Guaranteed Loans are available in eligible areas across New Jersey, including parts of Hunterdon, Warren, Morris and Somerset counties and all of Sussex County.

Do you need a down payment for a USDA loan?

No. Qualified buyers can finance up to 100% of the appraised value.

What is the income limit for a USDA loan in Hunterdon County?

Household income can’t exceed 115% of the area median. Recently published limits for the Middlesex–Somerset–Hunterdon area are about $152,100 for 1–4 people and $200,800 for 5–8 people. Check current limits with a lender.

How do I know if a house is USDA eligible?

Enter the address on USDA’s property eligibility map, or ask your agent or lender to check it for you.

Can I use a USDA loan for a second home?

No. The home must be your primary residence.

This article is general information, not lending advice. Program rules, fees and income limits change; confirm current details with a USDA-approved lender.

Why did we miss out on “THAT” home we really wanted to buy?

I’m Asked All The Time – Why did we miss out on that house?

I find myself in repeat mode lately. When that happens, I know it is time for an educational blog covering some of my FAQ’s! I was walking to my mailbox when a woman put her window down to ask me if I knew of a home coming on the market in my neighborhood. She heard one might be and was driving around looking for a lockbox because real estate signs are not allowed where I live. I also had a phone call asking about a property I have listed and another one that she loved. Funny enough I was in the property she loved at an inspection because I had the buyer.

why did we miss
Why use an ABR?

Each of these women had been “missing out” on homes. The first said she had an agent but there are still ways that someone with an agent can miss out on homes. An agent who is not full-time may miss a property in a hot market. Both agents and clients can look for homes but if the client is using sites other than the MLS, there is a lag in the timing of the listing. For example, Zillow, Realtor and some of the public online listing sites are very popular but pull their listings and information from the MLS. Agents have MLS access to a “hot sheet”, this shows the moment a new listing hits the market. Full time agents also spend time viewing each others properties at broker opens and talk about what they may have coming up that is “new”.

The nice woman who phoned was not working with an agent, she was going to open houses and calling direct. Quite often a home may still have an open house and already have offers because it was scheduled when it was listed. Working with a full time agent you would be less likely to have this situation, because your agent would show you the home privately and or reach out to the agent for a status update. Also note, not all new listings will have an open house.

Both of these ladies had been using sites other than the MLS. They have their perks in that they are easy to navigate and the mapping function works well. They also allow for some updates in status to be emailed. This is where these sites can also hinder your search by not updating you when homes are under contract, in attorney review or even sold. The GSMLS offers additional status notifications that Zillow (Z-low) and Realtor.com do not. On the MLS when a home has a contract in attorney review it gets market with an asterisk A*. This notification does not appear on other sites. You get really excited about a new listing only to find out that it already has an offer. Once a home moves from attorney review to “UC” under contract, only one of the sites notes pending. The other does not show at all.

An agent who is working with pre-qualified buyers will often show homes with purchase contracts ready to go. This way when a buyer finds the right home, they are ready to go on the spot. In a low inventory market this is why things are sold so quickly. It is absolutely fine to get to know a neighborhood by going to opens. If you are getting close to a decision, it is well worth your time to find a buyer agent. All agents can be buyer or seller agents but some prefer to specialize. Many even take classes for a buyer designation ABR (Accredited Buyer Representative.) An ABR buyer rep will expand a search in ways a regular agent may not.

As an Accredited Buyers Representative, I look forward to being the one that can best guide you thru the home buying experience. Click to see more on my website!
