My hope is that by using my years of experience in design and real estate I can help people from feeling overwhelmed. All of my sellers get a list and if we get through most of it we are very well positioned when hitting the market. Price, condition and location…I can only help with the first two. Many of these things will also be good to help make your home feel welcoming and are not exclusive to selling.

Episode #2 How to design your home to sell

The entryway is a hello to your home. There are limitless ways to change up your property. I will be showing my entry but any of my tips work for other entryways. In the case of a center-hall colonial you will work with the corner near the stairs. The vase in a similar style and some leaves are linked here from top real estate agent Amy Roth.

A summer entryway can be as easy as filling a clear glass vase with shells. Keeping things light in the entry when selling is key. Remove any family photos and sticking to groups of three to five items. In a contemporary home I like to style with something rustic or vintage. In a traditional home having something contemporary like the vase shown with gold is a great way to add flair. Good quality leaves add green without the mess. The paint is Ben Moore CSP-95 color called Sea Salt. It is an elegant color that works well in many homes for both selling and living. It is a “greige color” or a gray-beige that is warm and transitional.

It is time for a blog about open houses in New Jersey. Open houses (Opens) are a great way for people to learn about a neighborhood, even if they are not ready to buy.

I usually have cookies and encourage you to take time at my open houses in New Jersey, sit a spell and really check out a home. I love where I live and sell homes. I’m always happy to suggest why you should look and what is great about the area. Open houses are also for buyers who are sent by their agent. Sign–in using your real name and put your agents name. I do not have you sign in to harass you with sales calls. I will only call you if you ask me to. The sheet is merely a record of who took a twirl.

Yes the neighbors are welcome to look. I have no issue with that because on occasion they have a buyer/relative/friend/co-worker who would like to live here too. This is a great scenario because they are choosing their own neighbor.

Occasionally I will have another agent from my office help at my open if we expect a volume of people or there is a pool/pond for safety. Sometimes we help each other out with an open if more than one listing hits the market at the same time. There are 52 weeks in a year. Consider that if you hire the #1 person who has their name on every sign or more listings than weeks in the year that they will not be the one at your open house.

Many agents/offices use new agents to work their opens. When you are looking to hire an agent ask if they will be working your open house. Mortgage reps may also attend. This is really helpful to a new buyer as they can answer many questions about the process. If I do not have an open, I will look at inventory on open house day to preview for buyers I may have.

There is another option for open houses in New Jersey. Agents host what’s called broker opens. These are opens for other agents during the week to see new inventory after they hit the market. This is another way for local agents to consider who they have looking that might be a good fit for your home. Agents will provide a light lunch and we get to catch up on all the latest real estate news.

Road Trips in New Jersey – FALL DRIVES!

I love road trips in New Jersey, especially on Sundays

Road trips in New Jersey are fun! I’m a girl who loves getting lost. Road trips and Sunday drives are a favorite pastime. They help you discover your own backyard. Traveling expands your horizon but rambling in your own state can be just as fun.

Fall is the perfect time to enjoy apple picking and hiking. Melick’s Farm is just one of my favorites in Hunterdon. More than apples they also sell their adult hard cider. My current favorite is the Jersey Ginger. If you want to hike Hacklebarney State Park is just enough without feeling like you will get lost. You will be amazed at the beauty of this park. Just outside the park entrance you will find Hacklebarney Farm with tasty cider doughnuts and more.

Drive south down RT29 or RT 32 on the Delaware River and you will arrive in New Hope/Lambertville. There are many shops and restaurants to explore. My favorite for lunch with a river view is The Landing.

Feng Shui and what it means in your home

A funny quick bit about Feng Shui and what it means.

It is a philosophical Chinese method of placement.  It is both how a house sits in a landscape as well as the objects and flow inside a home. It can be as basic as it’s meaning of wind (Feng) and water (Shui) or the flow of what are life essentials around the globe. Wind and water mean life and their energies bring life force and harmony or chi.

What does it mean in the west? A great western example is of the American garage. Built to hold a car and yet when it is raining and snowing and you are carrying groceries in to the house and getting wet.  Why…. because the garage is so disorganized that a car does not fit in it. The solution to change your chi here is to clean the garage and use it as intended. Another example is furniture placement. The coffee table that you hate and always bang your shin on.  Move or get rid of it. There is no harmony in a bruised shin.

Taking care of the things around you so that they take care of you is the most basic drill down of the concept. Clean out the basement and make room for the kids to play. Have less clutter so that your life functions in a way that makes you function better. Functioning better by being on time and being more relaxed and prepared for your day is a win in any method be it Chinese or common sense.
