Open Houses in new jersey by top real estate agent amy roth – call 732-735-0535

Dinosaur Cookies on display at Open House
Open ?Houses in ?New Jersey

It is time for a blog about open houses in New Jersey. Open houses (Opens) are a great way for people to learn about a neighborhood, even if they are not ready to buy.

I usually have cookies and encourage you to take time at my open houses in New Jersey, sit a spell and really check out a home. I love where I live and sell homes. I’m always happy to suggest why you should look and what is great about the area. Open houses are also for buyers who are sent by their agent. Sign–in using your real name and put your agents name. I do not have you sign in to harass you with sales calls. I will only call you if you ask me to. The sheet is merely a record of who took a twirl.

Yes the neighbors are welcome to look. I have no issue with that because on occasion they have a buyer/relative/friend/co-worker who would like to live here too. This is a great scenario because they are choosing their own neighbor.

Occasionally I will have another agent from my office help at my open if we expect a volume of people or there is a pool/pond for safety. Sometimes we help each other out with an open if more than one listing hits the market at the same time. There are 52 weeks in a year. Consider that if you hire the #1 person who has their name on every sign or more listings than weeks in the year that they will not be the one at your open house.

Many agents/offices use new agents to work their opens. When you are looking to hire an agent ask if they will be working your open house. Mortgage reps may also attend. This is really helpful to a new buyer as they can answer many questions about the process. If I do not have an open, I will look at inventory on open house day to preview for buyers I may have.

There is another option for open houses in New Jersey. Agents host what’s called broker opens. These are opens for other agents during the week to see new inventory after they hit the market. This is another way for local agents to consider who they have looking that might be a good fit for your home. Agents will provide a light lunch and we get to catch up on all the latest real estate news.

When does the Spring Housing Market pick up or start? by local real estate agent amy roth

People ask me all the time – when does the spring housing market pick up?

IMG_9760

The “Spring Housing Market” is a frequent topic of conversation. As a local real estate agent I hear from both buyers and sellers that they are going to list or shop in the spring.

Spring in the housing market isn’t when the tulips are coming up or when the schools are on spring break. Consider that many make their buying plans around school ending or summer vacation schedules. Also consider that even a cash deal needs time for inspections plus title work and will be around 30 days to close. If you work backwards being under contract by the end of April is the latest for an early summer move. If there are mortgage appraisals, 45 days to close is more typical and that will place you into the 3rd week of April. This leaves about 10 weeks for the spring market. The calendar date for spring is actually when it may still be snowing.

People put all of their holiday décor away and make new years resolutions. Some of the resolutions include moving. There is one other day that real estate agents consider prior to the “Spring Market”. Funny enough it is the weekend after the Super Bowl that kicks off the market. Many people have the same ideas about spring. For buyers there are more homes to choose from but there are also more people buying. Buyers need a professional agent to help them locate the best homes to meet their needs. The other side of the coin is that sellers will have more competition and they need to be game ready. A seller needs a professional agent who can get them ready for selling.

Thoughts on Selling During the Holidays from Agent Amy Roth in Hunterdon County, NJ

Real Estate Selling During the Holidays

20171215_191656_1513446794484

Many sellers feel they should wait to list their home or have their agent temporarily remove it from the market. However, even during the holiday season people continue to shop for homes. Consider the following:

  • During the season you and your home are both festive and ready for guests. What says welcome more than sparkle and cookies?
  • There are many special mortgage products that make buying a better choice than renting. Those buyers are out there.
  • A place to call home represents a new beginning for buyers and sellers. When the glasses clink and the clock chimes, people make decisions about where they want to be next year.
  • The tax benefits can be part of the reason someone may be buying or selling at the end of the year. A tax professional can help answer questions related to both.
  • Serious buyers are out there and are not at the malls. They have extra time off from work and are putting it to good use. Fewer people are “just looking” and are actually in-market!

Waiting for the “spring market” means you have more competition. A professional agent can help guide you through all the seasons of selling.

More than a place to live! inverstment property in new jersey by agent amy roth

More than a place to live, it’s also an investment property.

Every now and again there is a place that is more than just somewhere to live. This charming property is one of them. This farm conversion building has stunning heirloom plantings and is what the quiet part of NJ is all about. Flat and pastoral with both decks and patios. One of the patios is next to a small pond with frogs. Close to commute corridors in Hunterdon county. Live in your investment and walk around the corner for mail…the building has a tiny small town US Post Office attached.

Knock knock Agent Amy Roth is here to say thank you 2016 for all the great clients and agents I worked with to make home-ownership and sales happen. I ended the year with a 42 days on market SOLD average and a 1% SOLD to list price average. 2017 home buyers and sellers I invite you to see what BHHS NJ Properties agents do differently. My passion for property is rooted in my background of interior design.

I can always see the potential. Making the right design decisions when getting ready to sell is key. Sometimes it is painting and other times just a small bit of rearranging. If it is more than that I have long standing contractor relationships to get you ready.

Outstanding photography is another part of the team approach I use. A mid-western sensibility and laughter can help work thru any buying or selling decision. I am also a CNE (Certified Negotiation Expert). Being professionally involved is truly the difference. Be sure to check out my website.
