Episode #2 How to design your home to sell

The entryway is a hello to your home. There are limitless ways to change up your property. I will be showing my entry but any of my tips work for other entryways. In the case of a center-hall colonial you will work with the corner near the stairs. The vase in a similar style and some leaves are linked here from top real estate agent Amy Roth.

A summer entryway can be as easy as filling a clear glass vase with shells. Keeping things light in the entry when selling is key. Remove any family photos and sticking to groups of three to five items. In a contemporary home I like to style with something rustic or vintage. In a traditional home having something contemporary like the vase shown with gold is a great way to add flair. Good quality leaves add green without the mess. The paint is Ben Moore CSP-95 color called Sea Salt. It is an elegant color that works well in many homes for both selling and living. It is a “greige color” or a gray-beige that is warm and transitional.

Mid-Century Modern Homes for Sale in New Jersey

Quick answer: New Jersey’s mid-century modern houses cluster in Essex and Bergen counties — Montclair, Nutley, Glen Ridge, and the Oranges — with smaller pockets in Morris, Union, and around Princeton. Hunterdon County has few true mid-century houses but a real supply of ranches and contemporaries with the same clean lines and the same conversation with the outdoors. Inventory is thin everywhere, so the buyers who win are the ones already pre-approved and already looking.

What actually counts as mid-century modern here

Forget the Palm Springs postcard. New Jersey’s version was built between roughly 1945 and 1970, by regional architects and speculative builders working with what the Northeast demanded. Real winters, mature hardwoods, and lots that sloped.

The result is quieter than the desert version and, to my eye, better. Low horizontal rooflines. Glass placed to frame a specific tree rather than a mountain range. Post-and-beam construction that left interiors open before open plans were a selling point. Flagstone, walnut, brick, and cork. A carport instead of a garage, because the architect wanted the mass low.

You will also meet a great many houses that are mid-century adjacent — ranches, split-levels, and contemporaries that borrowed the vocabulary without the pedigree. Some are wonderful. Some are just old. Knowing which is which is most of the work, and it is the reason I wrote a field guide for telling them apart.

Where they are, county by county

New Jersey’s mid-century stock is not evenly spread. It follows where post-war money and post-war architects went, which means the Essex corridor first and everything else second.

Bergen — Ridgewood, Ho-Ho-Kus, Franklin Lakes Strong stock, often on larger lots. Competitive with New York buyers. $800K – $1.6M
Morris & Union — Millburn, Short Hills, Mendham Scattered but genuine. Frequently renovated, sometimes past recognition. $650K – $1.4M
Princeton area Architect-designed clusters tied to the university community. Small supply, devoted buyers. $700K – $1.3M
Hunterdon — Clinton, Califon, Tewksbury, Lebanon Few true mid-centuries. Good ranches, split-levels and contemporaries with the same spirit. $450K – $900K

Those bands move with the market and with condition — treat them as orientation, not appraisal. What holds steady is the shape of the map: if you want a documented mid-century, you look east. If you want the light, the flow, and the indoor-outdoor life for meaningfully less money, you look west, and you look at ranches.

That western trade is the one I know best. I have spent twenty years inside Hunterdon houses as a designer and eleven selling them, and the contemporaries out here are consistently undervalued relative to what they offer.

What to look for, and what should actually worry you

Mid-century houses were built with confidence and, occasionally, optimism. The confidence aged well. The optimism sometimes did not.

  • Glazing. Original single-pane glass is beautiful and thermally hopeless. Replacing it sympathetically is possible and expensive; replacing it badly ruins the house.
  • Rooflines. Flat and low-slope roofs are original to the style and fine when maintained. Ask for the roof’s age in writing, not in conversation.
  • Electrical. Mid-century panels and original branch wiring were sized for a mid-century life, not for two EVs and an induction range.
  • Radiant slab heat. Wonderful when it works. When a slab loop fails, the repair is disruptive and the estimate is memorable.
  • Era-appropriate materials. Houses of this age can carry asbestos in flooring, siding, and insulation. It is manageable, and it is not something to discover after closing.
  • Millwork and built-ins. Original walnut and birch cabinetry is the single hardest thing to replace and the first thing most renovations remove. Its presence should raise your offer, not lower it.

None of that is a reason to walk. It is a reason to bring the right inspector, and to price the work before you write the offer. That is a different conversation from the one most buyers have. I go through it in detail in the buyer’s guide.

Why a designer’s eye matters on these houses in particular

I trained as an interior designer at Berkeley College of Interior Design and spent two decades reading rooms before I ever held a license. On a colonial, that training is useful. On a mid-century, it is the whole game.

These houses were designed as compositions. Move a wall and you break a sightline the architect spent months on. Swap the front door and you flatten the entry sequence. Paint the brick and you lose the one warm mass in a room full of glass. The changes that damage value here are rarely structural — they are proportional, and proportion is invisible to most buyers until someone points at it.

So when I walk one of these with a client, we are not counting bedrooms. We are looking at where the light lands at four in the afternoon. Whether the plan still flows the way it was drawn. Which of the previous owner’s decisions we can quietly undo. Bones, flow, light — the three things you cannot renovate your way into if they were never there.

What’s available right now

Mid-century inventory in New Jersey is genuinely scarce. In a typical month, the Essex corridor might see two or three true examples and Hunterdon none at all. That scarcity is exactly why the buyers who get them are the ones already set up to move.

Original, if you can find one with intact millwork and glazing. Sympathetic restoration is cheaper than reversing a bad renovation, and original detail is the part of the value that cannot be recreated.

Do mid-century modern homes hold their value in New Jersey?

Well-preserved examples have held value strongly, driven by scarce supply and a devoted buyer pool. Heavily altered examples perform closer to ordinary housing stock, which is the argument for restraint in renovation.

How do I know if my house is actually mid-century modern?

Check the roofline, the window placement, and the plan. Low horizontal roof, glass positioned for a view rather than for symmetry, and rooms that flow rather than close off. If two of the three are present, it is worth a closer look.
