As real estate items present themselves, I hope to add some details that may be informative. The most recent topics are showings and feedback. When an agent lists your home you talk about how and when you’re going to show. There are a couple of ways agents make your home available in the multiple listing service or MLS. We have an agent only section with showing instructions. An agent is either going to take phone calls/texts and personally schedule with you or use a service. My preference is to take the calls personally due to the wide variety of challenges that come up. Most often they have to do with pets and sellers schedules.
Once your home is shown there are a couple of ways feedback is obtained. One way is a survey that will generate from the use of the lockbox. It is fairly generic and rates your property by price, condition and level of buyer interest 1-5. The survey may also be linked to an email. Depending on the level of interest there may be a text from the buyer’s agent. My preference is calling to hear if there are any concerns my seller might be able to address. I feel no matter what the information is good or bad it could be helpful.
Sellers are always excited to hear someone loved their home as much as they do. However getting useful feedback is not always easy. The agent showing may have been on a whirlwind tour with their buyers. It may take a couple of calls for them to get back to your agent with details about their visit. I am committed to giving feedback as I get it. Some agents only give feedback once a week. Either way it is an important part of the selling process.

It is time for a blog about open houses in New Jersey. Open houses (Opens) are a great way for people to learn about a neighborhood, even if they are not ready to buy.
I usually have cookies and encourage you to take time at my open houses in New Jersey, sit a spell and really check out a home. I love where I live and sell homes. I’m always happy to suggest why you should look and what is great about the area. Open houses are also for buyers who are sent by their agent. Sign–in using your real name and put your agents name. I do not have you sign in to harass you with sales calls. I will only call you if you ask me to. The sheet is merely a record of who took a twirl.
Yes the neighbors are welcome to look. I have no issue with that because on occasion they have a buyer/relative/friend/co-worker who would like to live here too. This is a great scenario because they are choosing their own neighbor.
Occasionally I will have another agent from my office help at my open if we expect a volume of people or there is a pool/pond for safety. Sometimes we help each other out with an open if more than one listing hits the market at the same time. There are 52 weeks in a year. Consider that if you hire the #1 person who has their name on every sign or more listings than weeks in the year that they will not be the one at your open house.
Many agents/offices use new agents to work their opens. When you are looking to hire an agent ask if they will be working your open house. Mortgage reps may also attend. This is really helpful to a new buyer as they can answer many questions about the process. If I do not have an open, I will look at inventory on open house day to preview for buyers I may have.
There is another option for open houses in New Jersey. Agents host what’s called broker opens. These are opens for other agents during the week to see new inventory after they hit the market. This is another way for local agents to consider who they have looking that might be a good fit for your home. Agents will provide a light lunch and we get to catch up on all the latest real estate news.

I’m Asked All The Time – Why did we miss out on that house?
I find myself in repeat mode lately. When that happens, I know it is time for an educational blog covering some of my FAQ’s! I was walking to my mailbox when a woman put her window down to ask me if I knew of a home coming on the market in my neighborhood. She heard one might be and was driving around looking for a lockbox because real estate signs are not allowed where I live. I also had a phone call asking about a property I have listed and another one that she loved. Funny enough I was in the property she loved at an inspection because I had the buyer.
Each of these women had been “missing out” on homes. The first said she had an agent but there are still ways that someone with an agent can miss out on homes. An agent who is not full-time may miss a property in a hot market. Both agents and clients can look for homes but if the client is using sites other than the MLS, there is a lag in the timing of the listing. For example, Zillow, Realtor and some of the public online listing sites are very popular but pull their listings and information from the MLS. Agents have MLS access to a “hot sheet”, this shows the moment a new listing hits the market. Full time agents also spend time viewing each others properties at broker opens and talk about what they may have coming up that is “new”.
The nice woman who phoned was not working with an agent, she was going to open houses and calling direct. Quite often a home may still have an open house and already have offers because it was scheduled when it was listed. Working with a full time agent you would be less likely to have this situation, because your agent would show you the home privately and or reach out to the agent for a status update. Also note, not all new listings will have an open house.
Both of these ladies had been using sites other than the MLS. They have their perks in that they are easy to navigate and the mapping function works well. They also allow for some updates in status to be emailed. This is where these sites can also hinder your search by not updating you when homes are under contract, in attorney review or even sold. The GSMLS offers additional status notifications that Zillow (Z-low) and Realtor.com do not. On the MLS when a home has a contract in attorney review it gets market with an asterisk A*. This notification does not appear on other sites. You get really excited about a new listing only to find out that it already has an offer. Once a home moves from attorney review to “UC” under contract, only one of the sites notes pending. The other does not show at all.
An agent who is working with pre-qualified buyers will often show homes with purchase contracts ready to go. This way when a buyer finds the right home, they are ready to go on the spot. In a low inventory market this is why things are sold so quickly. It is absolutely fine to get to know a neighborhood by going to opens. If you are getting close to a decision, it is well worth your time to find a buyer agent. All agents can be buyer or seller agents but some prefer to specialize. Many even take classes for a buyer designation ABR (Accredited Buyer Representative.) An ABR buyer rep will expand a search in ways a regular agent may not.
